- Pre-purchase home or commercial inspection:
This is an inspection on a previously owned property with the new owner
in mind.
- New Construction Inspection (phase inspection):
This type of inspection includes observing the structure during various
stages of construction from excavation to landscaping.
- Final Walkthrough Inspection:
This is an inspection that must be completed prior to close. The intent
of this inspection is to identify cosmetic and workmanship errors that
can be corrected by the builder.
- 1-Year Builder’s Warranty inspection:
A builder’s warranty inspection includes a review of the structure prior
to the expiration of the builder’s obligation to repair items that are
deficient. These are typically done in the 10th or 11th month after a
new home purchase.
- Property Orientation: This is
a standard service of all home inspections to orient the new owner of
utilities, appliances, fixtures and recommended maintenance on various
home systems.
- Listing Inspection: A listing
inspection includes a review of a property prior to putting it on the
market for sale. This type of inspection will bring to light items that
may be found on a subsequent inspection by a potential buyer. Early repairs
or price adjustment are two different types of strategies to address the
issues that are found.
- Value Preservation: This is
a periodic review of an owner’s property to identify problems before they
become costly to repair. This is a proactive approach to home maintenance
designed to retain the maximum value of your property.
- Consultations: Services are
offered to assist home owners with a variety of concerns, including remodeling,
repair questions, mold issues, etc. This is a wide ranging service that
can be performed for a flat fee, or an hourly rate.
- Property Verifications: This
is an inspection typically performed for mortgage and insurance companies
to identify occupancy and the condition of property.
- Radon Testing: Sophisticated
monitoring equipment is used to detect variable concentrations of potentially
harmful radon gas. The property owner must give permission for this type
of test.
- Asbestos Sampling: Destructive
sampling is conducted of suspect materials and the sample is tested by
an independent certified laboratory. The property owner must give permission
for this type of test.
- Educational Services: This
is a service provided in a group setting for potential home buyers and
real estate agents on the process of a home inspection and acceptable
practices in the industry.
