Being is an older community, we have had an opportunity to inspect homes that have been built around the turn of the century. Sometimes these end up as "scrapes" where they completely tear down the existing structure and start over again for a variety of reasons. These can be very "up market" and desirable in specific neighborhoods so the resale value is well maintained. It is always good to check older homes as there are often settling concerns or landscape issues. Many times the roof maintenance is not kept up and this can lead to water against the foundation which then ends up with settling or moving.
Older Denver Homes Do Often Come with "Character"
We can look at older homes with what could be called character. Floors that slope a little bit. Doors that aren't necessarily "squarely hung that you would expect and demand in a new home. But with that character comes a whole lot of ambience that a lot of people are looking for. If we take an older home like that and try to make it new that's why we end up with houses that get scraped off. Some people aren't happy with a home as it ages. Every problem in every home can be fixed it's just a matter of the finance, the funds that are available. So if you do find issues then it still becomes a reality of do you fix it yourself or do you push back to the seller. If you've got a wall that's not plumb, but it's a structural wall and it has to be plumb, somebody needs to get it fixed. And if the seller doesn't have equity in the home then it's something that you take on as the buyer or you negotiate the price to accommodate that. The concern I always have with the buyers that are getting into a home that's more challenged is somebody's got to get it fixed at some time. So then it's a matter of if you've got the reserve capital to put back into it, or do you push back and demand that the seller get's it fixed. And that's a big negotiation because you got a lot of ways to get the home of your dreams, but you don't necessarily need to take the house of lesser quality.
An Active and Progressive Lifestyle
Regarding Denver lifestyle, if you're active and you want to be involved in your community, it's fantastic. So many activities. Every weekend there's something going on. If you want to be involved in the museum or get up close and personal, there are a whole lot of social activities that you can get involved in. Because of the size of the city, it's just phenomenal in that regard. There's a lot of people who are willing to get involved in all sorts of activities. Sometimes in a smaller town it's difficult to get 10 people on the same page, as compared to Denver proper where you can get 1000 people for an event that wasn't even well advertised.
Denver is progressive, they're trying to make things better as time goes on. They're not just entrenched and trying to just keep status quo. The redevelopment areas when they've had depressed housing for whatever reason, they're aggressively going in and trying to upgrade and improve the neighborhood. Point in fact, at the old Stapleton airport, they've gone through there and done a fantastic job of upgrading and revitalizing it into a modern master-planned community instead of just letting it be a blighted area.
Many Options for Living
In Denver there are a lot of options for living. There are houses of course but there are also condos, lofts, apartments and townhouses. If you're a student at university you don't have a whole lot of time to spend around the house, condos fit perfectly. For others it's a matter of a condo life style. where you're close enough to walk to every thing instead of driving. So there are folks that are very close to home with those activities instead of having to commute. Plus the maintenance is easier than a single family home. Typically they're going to be involved with an HOA which is responsible for the structure proper and with that then you have responsibility with an HOA of getting involved. So you're not just a passive participant, you're active in maintaining the value of your property which is huge. But then it also gives you the peace of mind that if the roof leaks somebody's going to fix it — you're not the one who has to call the roofer. And then some of the newer facilities you've got elevator access, you don't have to worry about trudging upstairs. In many of them they have parties going on every weekend in their common area, so if it's an active lifestyle you are looking for, you can find it. If you want a quiet setting, there are plenty of those as well in nice condos, lofts or apartment buildings.
